I'm a home inspector thinking about adding drone roof inspection to my services. What can a drone actually see on a roof that I can't from the ground, and what equipment do I need?

The drone thermal survey needs to be done at the right time to reveal moisture: best results are 1-2 hours after sunset on a day where the roof was exposed to full sun — the wet areas cool slower than dry areas and appear warmer due to evaporative cooling differential. Alternatively, do the thermal survey in the early morning before sunrise after a warm night — wet areas retain heat.

Midday thermal surveys in full sun are largely useless for moisture detection because solar loading masks the differential.
